The Kurunegala District borders five other districts which solidifies Kurunegala as the most strategic location within Sri Lanka. Therefore, Kurunegala has been included as a primary district by respective governments in their development drive. For instance, the most strategically important Central Expressway which spans from Colombo to Kandy has been built across Kurunegala with nearly eight entry and exit points. In addition to the Central Expressway, the Northern and Eastern Expressways that have been planned will also be built across the Kurunegala District.

Therefore, in light of the above the key driving force within Kurunegala is the Transport Oriented Development framework. This is where transport-based development via the provision of infrastructure assists in growing cities that already possess a solid social base. As a result, the respective city acts as a catalyst to grow the district, region, and the country as a whole. Furthermore, the city automatically transforms itself into an internal migration hub. In regards to Kurunegala, as it is located bordering five other districts, internal migration is on the increase and will continue in multiples in the future as the construction of the Central, Northern, and Eastern continue. The demand for residential, commercial, and industrial land whilst on the rise at present will strengthen the socio-economic foundation.

The expansion of the local economy will encourage other peripheral service sectors to expand. For example, health, educational services, and leisure-based activities. The financial services sector will require serious growth with banking, real estate, leasing, and insurance areas leading the way. Moreover, increment of the employment base, less outward migration, higher standards of living, growth in entrepreneurship, and wider small and medium-scale enterprises will undoubtedly grow major cities within the district such as the Kurunegala and Narammala. Also, one will witness the growth of satellite cities and mini townships.  In simple terms progressive urbanization.

Progressive urbanizations lead to the requirement for land and real estate developments. As a result, the equation of demand and supply will play a pivotal role in driving real estate prices higher.
