Coconut Property

There is a common misconception that all land in Kurunegala are Coconut property. Which is not true. Yes there are many coconut estates, and most are well protected by the owners and also by the Sri Lankan government. As you may already know, Kurunegala belongs to the Coconut triangle of Sri Lanka, which requires Real Estate Developers to acquire a Real Estate License to buy, develop and sell lands in Kurunegala.

Therefore, unlike most part of Sri Lanka, Kurunegala real estate market is quite protected.

Rs. Per Acre concept

Some investors still feel there is a possibility of buying acreage of land in Kurunegala for low prices. Sometimes when we converse with them they would ask us “Can I purchase Rs. 2.75M Per Acre, Rs. 3.5M Per Acre, Rs. 4.5M Per Acre” and so on. Now this is where “Fertile land”, which are also meant to be cultivation land, gets in to the real estate market in Sri lanka. Sometimes, not always, fertile coconut land (acres of coconut land), lands for farming, acres of paddy land, and other agriculture lands enter the residential and commercial real estate market in Kurunegala.

As I mentioned earlier, coconut property is quite well protected in Sri Lanka. The Coconut board of the country visits the sites, and monitors its progress. They check how many nuts per year / the annual crop, how many perches of land are present, they regularly check the land area and land extent which has been used for cultivation etc. Coconut exports as nuts per year and as value added products such a s coconut powder, coconut flour, coconut water, coconut sweeteners etc bring a sizeable national income -which is a crucial part of Sri Lanka’s economic growth.

Therefore, unless the investor is buying these large parcels of land, for example, fertile coconut land, to continue agriculture, we recommend investors to avoid searching lands in the price per acre rate. This is not just only about acres of coconut land, but applies to paddy as well.

Therefore, if you are using a third party website to check real estate in Kurunegala, please make sure that you don’t just use the price filter, but also check for the following:

If the land is agriculture based, (cultivated or not). Because the seller might have just mentioned it as bare land, but you need to check if it has any coconuts and or other cultivation.

If the land is industrial. (Commercial land plots) You might think its the ideal land for you, but what if the land is already been used for other industrial usage? Quarry land located around the country, not just in Kurunegala are sometimes been sold. Which makes perfect sense if you wish to continue that as a business. Commercial properties are a great way to start a business or to gain a rental income.

Land with house. Some clients wish to purchase this option. In the search itself they might check for ‘house for sale’. If you are looking for real estate/ land with houses, please ask the seller to show that the house for sale has been built according to local government’s laws and regulations. And if you can also check the rental income of similar houses by checking on the “rental” side.

Choices by location. If you are aware of Kurunegala district, you are able to narrow your search.

Kurunegala town access

Even though this is one of the more traditional method to search land, there are many those who still love the Kurunegala City areas. Kurunegala town or Kurunegala city, is one of the most dynamic cities in the country. It not just enjoys a lot of convenient travel options, but also has the beautiful “Ethagala rock” which means Elephant rock right in the centre area of Kurunegala City.

      as we mentioned earlier the Central Expressway is also a new road that has been added to the Kurunegala map, and it has brought a wide range of real estate opportunities to Kurunegala district. It has brought convenience and quick access to many parts of Kurunegala. Newer areas such as Minhettiya (Gonagama road) not only has affordable real estate, but it has perfect surroundings such as views of the Yakdessagala etc. We can safely say that demand for land in these areas have grown immensely thanks to the highway.
